A Message from our Tax Assessor, Bernard (Bernie) C. Haney

The revaluation of Barnegat Light is complete, and the results indicate that the value of the Borough has tripled in the last seven years. A property assesed prior to the revaluation at $300,00. will be valued at approximately $900,000. Please keep in mind that a revaluation is revenue neutral, and it is not a mechanism for RAISING tax dollars. It is merely used to equalize the burden, and insure that all property owners are paying their fair share in accordance with the NJ State Constitution. It should also be noted that in the example stated above, the tax impact on that property owner would be negligible.

The 2003 tax rate for the Borough is $1.929 per $100 of assessment. If the revaluation were effective for tax year 2003 the tax rate would have dropped to $0.643 per $100 of assessment. Therefore, the house noted above would have an actual tax bill of $5,787. for 2003 with a $300,000. assessment, and if the revaluation were in effect for 2003 would have had a tax bill of $5,787. with a $900,000. assessment.

So, please read the notification letter carefuly and feel free to come in and discuss the value of your property with Realty Appraisal. I would also like to thank all of the taxpayers for your cooperation in this process. It is widely accepted in the industry to inspect the interior and exterior of 85% of the properties in a given municipality, but thanks to your efforts, Realty has fully inspected 93% of the properties in Barnegat Light.
